How to Sell your House for Free and Pay No Commission

In the past the cost of moving house has been too much for many people to bear, keeping home owners trapped in properties they no longer want to live in because they simply can’t afford to move house. This has all changed recently with the explosion of online entrepreneurs finding new ways to improve outdated services and whilst exploring these we found out how to sell your house for free.

It may sound too good to be true but it absolutely isn’t. In fact it simply means moving away from the traditional estate agent and taking more control of the sale of your home yourself, resulting in a quicker, cheaper and less stressful transaction. What’s not to love?

How can I sell my house for free?

It’s no secret that one of the largest expenses when moving house is the commission paid to your estate agent to help you sell your property. The cost will vary between agents and even regions of the country, however a general rule is that it will cost between 0.75% and 3% of the agreed sale price of your property.

What is this in monetary terms? Well, if for example your house sold for £300,000 and you agreed on the lowest commission of 0.75%, you’d owe your estate agent £2,250. If however you agreed on the higher 3% commission, your bill would be a massive £9,000!

Whilst estate agents can (and do) justify their fees by describing the amount of work they will put in to selling your property, the simple truth is that you could sell your house yourself for free and pay nothing.

Advertise online to thousands of people

We recently stumbled upon an awesome website which allows you to advertise and sell your property for free. No fees and no commission.

With The House Shop you can access almost all the services usually offered by an estate agent but for FREE. They are not an estate agent themselves and so cannot charge commission (this usually makes up a large chunk of your moving costs) and instead they make their money from advertisers meaning that it will cost you nothing to sell your house.

Below we look at the normal sales process to show you how The House Shop stacks up next to an estate agent. We think you’ll be impressed!

Traditional Estate Agent

The House Shop

Step 1: Obtain a valuation of your property

An estate agent will visit your home and review it to give you an accurate market valuation.

Cost: Usually free.

An estate agent will visit your home and review it to give you an accurate market valuation.

Cost: Free.

Step 2: Advertise your property to potential buyers.

At this point you’ll need to sign a contract with your estate agent as they will not want to begin marketing your property until terms have been agreed. Their fee is usually commission based and will be a percentage of the sale price of your home. It can take a few days to get your property online / in stores.

Cost: Usually between 0.75% and 3% of the sale price of your home but will vary.

Using their quick and easy advert creator you can upload the details
of your property to The House Shop’s website in less than 5 minutes.

They’ll also add your property to dozens of other property websites
to make sure it gets seen by thousands of potential buyers.

All buyers are verified by The House Shop.

Cost: Free.

Step 3: Connect with potential buyers and offer viewings of your
property.

Once an interested buyer has seen your home they’ll want to view it. Your estate agent will call you to arrange a convenient time and it will be up to you whether you show the buyer around alone or with your estate agent
present.

 Cost: Included in the
commission fee.

Once an interested buyer has seen your home they’ll contact you directly via e-mail so that you can arrange a viewing at a suitable time.

You’ll have to show the buyer the property yourself as you have no estate agent.

 Cost: Free.

Step 4: You agree a purchase price with the buyer.

After viewing your home the buyer will contact your estate agent to make an offer. Your estate agent will then call you with the details and you
can decide whether to accept, decline or counter offer.

You won’t have to negotiate directly with the buyer.

commission fee.

After viewing your home the buyer will contact you directly to make an offer, saving lots of time in the process and meaning you’re never waiting on an estate agent to update you.

You can decide whether to accept, decline or counter offer and will have to respond directly to the buyer.

Cost: Free

Step 5: Processing the sale

At this point a solicitor must be hired to continue the sale process. An estate agent is no longer needed at this point unless something goes wrong
(the buyer drops out etc).

Your estate agent can help you to find a solicitor.

Cost: Individual solicitor
fees vary. This is payable on top of your estate agent commission.

The House Shop can help you to find a solicitor.

Cost: Individual solicitor fees vary.

Step 6: Completion of the sale.

Once your solicitor has been through the legal process you will complete the sale of your property and will be ready to move house.

Cost: Your estate agent
commission is now payable.

Once your solicitor has been through the legal process you will complete the sale of your property and will be ready to move house.

Cost: Free. The House shop do not charge commission.

As you’ll see, the process is incredibly similar however the cost is vastly different. Unless you feel like you’d benefit from having an estate agent holding your hand throughout the sale process, you could save an absolute fortune by working with The House Shop instead.

Of course. You can sell privately, use The House Shop or even try negotiating with an estate agent so that the buyer pays the fees.
